Adolfson & Peterson Construction (AP) recently completed a second story build out of St. John the Baptist Catholic School in Jordan, Minnesota—a middle school originally built by AP back in 2004 that included a shelled space on the second floor.
The 13,000-square-foot expansion project included eight new classrooms, breakout rooms, a science lab, media rooms and restrooms.
It also included an innovative new ceiling system and a unique architectural cloud feature that provides exceptional acoustics.
The client contacted AP in March 2021 with the goal of completing the project in August.
This aggressive timeline presented a challenge since the construction documents were still in the early stages of schematic design, and the pandemic was causing supply chain delays.
AP recommended a design-build delivery in which the contractor folds the architect into the building contract. This delivery method helps control timing and push the schedule.
Under this model, AP set a guaranteed maximum price, developed a scope of services, put together a team of designers and trade partners, and successfully executed the contract in time for school to begin in September.
The recipe for success was AP’s commitment to availability and adaptability. Father Neil Bakker, the school’s principal and a champion of the project, was also instrumental to its success.
